Wet Basement and Foundation Repair
Until a few years ago, most homeowners viewed their basement as a place to store unwanted items, or as a spare bedroom that no one used. They didn’t really worry about wet basements and their moist, unhealthy environment. After all, they didn’t use it much. Today, people want to utilize every bit of space they have, to make it more functional. Basements are usually turned into entertainment rooms, mini bars, art rooms, and even small apartments. But for that, you need a basement that you can comfortably use.
At Mike Langley Excavating, we’ve seen basements with severe water damage caused by years of neglect. We have worked on several wet basements here in Bloomington and the surrounding areas. Our work allowed our clients to finish their basement remodel projects and enjoy the space.
We have also conducted foundation repair in properties across Bloomington and surrounding counties. This has helped keep problems like basement flooding at bay.
What’s the Cause of Wet Basement?
A wet basement is quite a common occurrence in regions that receive considerable rainfall and snowfall. Because Indiana receives abundant rainfall and snow, wet basements are common here. There are several causes of wet basement, including:- Poor Drainage on the Roof – The gutters on the roof collect the water that falls on it, and directs it towards the downspouts. The latter take water away from your home and its foundation and discard it into a drain. If this system doesn’t function well, all the water falls on the ground near your house and towards your foundation. That can lead to a wet basement.
- High Water Tables – Some homes are built on land that has a high water table. This means the ground water level is high enough to surround the foundation. The level can rise due to snow melt and heavy rainfall. The water can seep through the foundation and enter the basement.
- Bad Grading – The landscape of your property should be graded well to facilitate drainage. The water should be directed away from the house and towards the drains. That can happen only if the land slopes towards the drain, and your home sits on higher ground. If the land slopes towards the home, the water that falls on it will be directed towards the foundation.
- Cracks in the Foundation – Cracks in the foundation can also cause wet basements. You need to repair the foundation cracks and waterproof it properly to ensure that no water seeps in.
